Flat Roof Repair & Replacement in Jacksonville

“Your search is over. Just go ahead and hire Shaka! My wife and I just bought a home and noticed our detached laundry room ceiling had been leaking along with some spots above our kitchen cabinets. David and Sean came out and immediately (seriously immediately) found the problems. They found some extensive wood rot above the laundry room and some wrinkles in the flat roof above the kitchen. David and the crew were able to fix the rotted beams, replace the roof and damaged drywall in the laundry room as well as find and fix the small leaks above our kitchen. They were able to come in under budget and did a great job cleaning up afterwards. Super thankful for David, Sean and the Shaka crew and they will always be my first call! 🤙🏽”

Flat Roofs Need a Different Kind of Roofer

Water runs off a shingle roof. On a flat or low-slope roof it has to be moved off, which means the membrane, the seams, the drains and the flashing all have to be right, and the details are where flat roofs fail. Jacksonville has plenty of them: porch and lanai roofs, additions, garages, mid-century homes, and most commercial buildings. We repair and replace them with systems that fit the building, not whatever is on the truck.

Systems We Work With

  • TPO: A white, heat-welded single-ply membrane that reflects heat; a common choice for commercial roofs.
  • EPDM: A durable rubber membrane used on commercial and residential low-slope roofs.
  • Modified bitumen: Asphalt-based rolled roofing with reinforcing layers, a strong fit for residential porches and additions.
  • Built-up and single-ply systems: For larger commercial roofs where the existing system dictates the repair.
  • Metal: Standing seam for low-slope roofs with enough pitch; see our metal roofing page.

Flat Roof Leak Repair

Most flat-roof leaks come from a short list: open seams, cracked flashing where the flat roof meets a wall or a shingle slope, clogged drains and scuppers, ponding water that sits for days after a rain, and blisters or punctures in the membrane. Our free inspection finds the source, and the repair matches the system you have.

  • Seam and flashing repairs: Re-welded or re-sealed seams, new flashing at walls, curbs and penetrations.
  • Ponding fixes: Added drains, crickets or tapered insulation so water leaves the roof.
  • Section replacement: When a porch or addition roof is past repair, we replace the section and tie it properly into the main roof.

One of our customers put it well after we fixed a flat roof over their kitchen and a rotted laundry room ceiling: David and Sean came out and immediately found the problems. Read the whole story on our reviews page.

Commercial Flat Roofs and Maintenance Plans

For office buildings, apartment complexes, churches, schools and warehouses, a flat roof is a business asset with a maintenance schedule, not just a repair when it rains inside. Our annual or quarterly maintenance programs include inspections, drain cleaning, minor repairs and a written condition report, which extends the life of the roof for far less than the cost of replacement. Learn more on our commercial roofing page.

Flat roof replacements carry our 10-year workmanship warranty; membrane manufacturer warranties and repair terms are listed in your written estimate.

Drainage First

Slope, Drains, Scuppers and Crickets: Why Flat Roofs Fail

No flat roof is truly flat. New low-slope roofs are designed with at least a quarter inch of fall per foot toward drains or scuppers, and most flat-roof failures in Jacksonville trace back to water that isn’t leaving: a clogged drain, a sagging deck, an addition built without enough pitch, or an HVAC curb that dams a whole corner. Water still standing 48 hours after a rain is ponding, and ponding shortens the life of every membrane made.

That is why our flat-roof estimates start with drainage. Where the slope isn’t there, we add it with tapered insulation, crickets behind curbs and chimneys, and additional drains or scuppers. A good membrane over bad drainage is a short-lived roof.

Flat Roof Options for Jacksonville Homes

  • Modified bitumen: A granulated cap sheet over a base sheet, self-adhered or torch-applied. Tough, repairable and the workhorse for porches, lanais, additions and carports. A white or light cap sheet keeps it cooler.
  • TPO: A white single-ply membrane with heat-welded seams, fully adhered or mechanically fastened. Reflective and seamless-looking, a strong choice for larger residential flat roofs and modern homes.
  • Tapered insulation: Polyiso boards cut to create slope where the structure has none, installed under either membrane.
  • Tie-ins to shingle roofs: Asphalt shingles need at least a 2:12 pitch, with extra underlayment below 4:12. Below that, the section is a low-slope roof and gets a membrane, flashed properly into the shingles above it. Forcing shingles onto a flat porch is the most common mistake we repair.

Every system carries a Florida Product Approval and is installed to the manufacturer’s specification for our wind zone, with the same permit and inspections as any re-roof.

Flat Roof Care

Keeping a Flat Roof Dry Between Visits

  • Clear drains, scuppers and gutters at least twice a year and after every big storm; this alone prevents most flat-roof leaks.
  • Walk the seams and flashings after storms, looking for lifted edges, punctures from debris and open laps at walls.
  • Keep HVAC and other technicians on walk pads, and check around their equipment after service visits.
  • Re-seal pitch pockets and pipe flashings when the sealant cracks, before water finds the gap.
  • Book a free inspection yearly. Flat-roof problems are cheap when they are small and expensive when the insulation is wet.

Questions & Answers

Frequently Asked Questions

Can a flat roof be repaired, or does it need to be replaced?

Seam, flashing and drain problems on a membrane with life left are repairs. A membrane that is brittle, blistered across large areas or has been patched many times is usually a replacement. The free inspection tells you which, with photos.

What is the best flat roofing material for Jacksonville?

It depends on the building. White TPO reflects heat on large commercial roofs; modified bitumen is a proven choice for residential porches and additions; metal works where there is enough slope. We recommend the system that fits your roof and budget.

Why does water pond on my flat roof?

Low spots, clogged drains or a roof that was built without enough slope. Standing water shortens the life of any membrane; adding drains, crickets or tapered insulation fixes it.

Do you work on flat roof sections attached to a shingle roof?

Yes, and the transition between the two is one of the most common leak points we fix. We flash and tie the systems together properly.

Is the inspection free?

Yes. Every job starts with a free, no-pressure roof inspection and a written estimate. If you decide to go another direction, no hard feelings.

How long does a flat roof last in Florida?

It depends more on drainage and installation than on the material. A well-drained membrane with sealed seams and flashings lasts many years; the same membrane under standing water or with unsealed laps fails early. Annual inspections and clear drains are what get a flat roof to the long end of its life.

Can you put shingles on my low-slope porch roof?

Only if it has at least a 2:12 pitch, and between 2:12 and 4:12 the code requires additional underlayment. Below 2:12 it is a low-slope roof and needs a membrane such as modified bitumen or TPO. We flash the membrane into the shingle roof above it so the transition stays dry.

What is a roof cricket?

A small ridged structure built on the high side of a chimney, HVAC curb or skylight to split water around it instead of letting it pond behind. Missing crickets are a frequent cause of leaks at chimneys on both flat and shingle roofs.

Is TPO or modified bitumen better for a house?

For small residential sections with foot traffic and lots of penetrations, modified bitumen is tough and easy to repair. For larger flat areas, TPO’s welded seams and reflectivity are hard to beat. We recommend based on the roof’s size, slope and how it is used.

Why does my flat roof leak where it meets the wall?

Because the wall flashing is the hardest detail on a flat roof: the membrane has to turn up the wall, be terminated and counter-flashed, and move with the building. Caulk-only repairs there fail quickly. We rebuild the flashing with the right termination and counter-flashing.
