Roof Replacement Cost in Jacksonville: What Drives the Price

If you've started searching for roof replacement cost in Jacksonville, you've probably noticed that nobody wants to give you a number. There's a good reason for that, and it isn't salesmanship: two houses on the same street can need very different roofs. This guide walks through what actually moves the price so you can read an estimate line by line, compare quotes fairly, and know when a low number is hiding something.

Why there is no "average" roof price

A roof estimate is really a stack of smaller decisions: how much material the roof needs, how hard it is to work on, what's under the old shingles, and what the city requires. Change one of those and the total changes. When we put together a written estimate at Shaka Roofing, every one of these items is spelled out so you can see where the money goes. That's the standard you should hold any roofer to.

1. Roof size (squares, not square feet)

Roofers measure in squares: one square is 100 square feet of roof surface. A single-story home with a 1,800 sq ft footprint doesn't have an 1,800 sq ft roof. Overhangs, porches and the slope all add surface area, so the roof might measure 22 to 26 squares. Material and labor both scale with squares, which is why the roof's measurements, not the home's living area, drive the first and biggest line on an estimate. We measure on site rather than guessing from satellite footage, because the difference between a quick online quote and a measured one can be several squares.

2. Pitch and complexity

A low, simple gable roof is fast to work on. A steep roof needs more safety equipment, slower work and more waste when cutting shingles around angles. Every valley, hip, dormer, chimney and skylight adds flashing, cutting and time. Two homes with the same square count can differ noticeably in labor because one has four planes and the other has fourteen.

3. Material

This is the choice you control most:

  • Architectural asphalt shingles are the most common roof in Jacksonville and the best value per year of service. We install GAF asphalt shingles.
  • Standing seam metal costs more up front, but it is built for Florida sun, wind and salt air and generally lasts far longer than shingles. See our metal roofing page for how the two compare.
  • Flat and low-slope sections (porches, additions, lanais) use different systems such as modified bitumen or TPO and are priced separately. More on our flat roofing page.

Within each material, color and product line change the price a little; the underlayment, ice-and-water barrier, drip edge, ridge vent and starter strip are the parts that make a roof system perform, and a complete estimate lists them.

4. Tear-off and layers

Florida requires the old roof covering to come off in a full replacement, and that tear-off is priced by how much has to be removed and hauled away. If a previous owner layered new shingles over old ones, there are two layers to remove instead of one. We'll tell you how many layers you have during the free inspection.

5. Decking and wood repairs

The plywood or plank decking under your shingles is only visible once the old roof is off. Soft, rotted or delaminated sheets have to be replaced before anything goes back on. Honest estimates handle this one of two ways: a per-sheet price stated up front, or an allowance with a clear statement of what happens if more is found. Beware of a quote that never mentions decking at all; it usually means the surprise comes later.

6. Ventilation, flashing and accessories

A new roof is the right time to fix the things that shorten a roof's life: attic ventilation (ridge vents, soffit vents), pipe boots, chimney and wall flashing, and gutters or drip edge that are failing. These are small line items next to the shingles, but skipping them is how a 25-year roof becomes a 12-year roof.

7. Permits, inspections and code requirements

Re-roofing in Jacksonville and the surrounding counties requires a building permit and inspections, and the roof has to be installed to the current Florida Building Code, including the fastening and underlayment requirements for our wind zone. Permit fees and the time to schedule inspections are part of a legitimate estimate. A roofer who offers to skip the permit is offering to make the roof your problem when you sell the house.

8. Access and site conditions

Tight lots, long driveways, pools, landscaping that needs protection and homes where the dumpster can't get close all add handling time. On most Jacksonville homes this is minor, but it's a line we look at during the inspection so there are no surprises on install day.

What is not in the price (and should not be)

You should not be asked to pay extra for a free inspection, a written estimate, or the cleanup. Every Shaka Roofing replacement includes the final inspection and cleanup of your property, and the written estimate is free with no obligation.

How to compare two roofing quotes

  1. Make sure the squares match. If one quote is for 24 squares and another for 20, someone measured wrong.
  2. Compare the full system, not just the shingle: underlayment type, starter, ridge cap, ventilation, flashing.
  3. Check how decking is handled (per-sheet price or allowance).
  4. Confirm the permit is included and who pulls it.
  5. Read the warranty: what the manufacturer covers and for how long. Every Shaka Roofing installation carries a 10-year workmanship warranty, and GAF shingle roofs also qualify for the GAF Silver Pledge™ limited warranty; the terms are on GAF's site and we walk you through them at the estimate.
  6. Verify the license. Shaka Roofing is a Florida Certified Roofing Contractor, license CCC1335585, and you can check any contractor on the Florida DBPR website.

Paying for a new roof
