Why Roof Inspections Are Essential

- Extended Roof Lifespan: A thorough inspection can significantly extend the life of your roof by addressing minor problems before they become major concerns.
- Insurance Renewals: Many Florida insurers look closely at roof age and condition around renewal time. Our written inspection report, with photos, documents the current condition of your roof.

What We Check on Every Roof Inspection
A roof inspection is only as good as the list the inspector works from. Ours is the same whether you called about a stain, a storm or a home purchase:
- Shingles or panels: Seal strips, granule loss, cracks, creases, lifted tabs, missing pieces, and the condition of the roof covering slope by slope, because the sun side ages faster.
- Flashing: Every wall, chimney, skylight, vent and pipe boot, since most Jacksonville leaks start at a penetration, not in the open field of the roof.
- Valleys, ridges and edges: Valley wear, ridge cap and ridge vent condition, drip edge, fascia and soffit.
- Gutters and drainage: Granules in the gutters, standing water, downspouts that dump on a lower roof.
- The attic side: Where we can get in, we look for stains on the decking, daylight, soft spots, ventilation and insulation problems.
- Previous repairs: Sealant-only fixes, mismatched materials and anything that tells us the roof has been leaking before.
- Remaining life: Our honest estimate of how many years the roof has left, and what it would take to get there.
You get a written report with photos and a plain-English recommendation: no action, a repair, or a replacement, with a priced estimate if work is needed. We walk the roof wherever it is safe to do so and use aerial photos where it isn’t.

Roof Inspections and Insurance Renewals
The 15-Year Rule, Wind Mitigation Forms and What Our Report Does
Many Jacksonville homeowners call us because their insurer asked about the roof. Here is how the pieces fit. Florida Statute 627.7011 says an insurer may not refuse to issue or renew a policy solely because of roof age when the roof is under 15 years old. For a roof 15 or older, the insurer must allow an inspection first, and may not refuse solely because of age if an authorized inspector finds five or more years of useful life remaining. The statute lists “a roofing contractor” among the authorized inspectors, subject to the insurer’s approval.
A wind mitigation inspection is a different document: Florida’s uniform mitigation verification form (OIR-B1-1802) records the features that earn the premium discounts insurers must offer under Statute 627.0629, such as the roof covering, how the deck is nailed, the roof-to-wall connections and the secondary water barrier. It is usually completed by a licensed home inspector, engineer, architect or general contractor.
Our free inspection is a licensed roofing contractor’s condition report with photos. It is often exactly what the 15-year rule calls for, and after a Shaka re-roof we hand you the permit records and photos of the deck nailing and secondary water barrier that a wind mitigation inspector needs. Ask your agent which document they require before we come out, and we will make sure you leave with it. We don’t advise on claims, and we never recommend filing one; we just document the roof accurately.
Timing
When to Schedule a Roof Inspection in Jacksonville
- Every spring: Before hurricane season opens June 1, while repairs are quick and crews are available.
- After any named storm, hail or straight-line wind: Even if the roof looks fine from the driveway. Creased shingles and broken seals don’t show from the ground.
- Before you buy: Early in your inspection period, so the written report is in hand before the deadline. Our inspection is roof-specific and more detailed than a general home inspection.
- Before you sell: A documented roof with a few years left, or a fresh repair, removes the biggest negotiating point most buyers raise in Northeast Florida.
- When the roof turns 15: That is the age at which Florida’s insurance rules change, and when a remaining-life report starts to matter.
- After other trades have been up there: Solar, satellite, HVAC and painting crews step on roofs. A quick look afterward catches cracked tiles and crushed vents early.

Questions & Answers
Frequently Asked Questions
Is the roof inspection really free?
Yes. Our roof inspections and estimates are free with no obligation and no pressure. Call or text (904) 201-9720 or book online to schedule one.
What do I get after the inspection?
A written report with photos and plain-English descriptions of anything we found, plus our recommendation: no action, a repair, or a replacement, with a detailed estimate if work is needed.
When should I have my roof inspected?
Once a year, after any major storm, before you buy a home, and any time you notice a stain on a ceiling, missing shingles or debris in the gutters. Roofs over about 15 years old are worth checking annually.
How do I spot storm damage?
While missing, flipped back, or curled shingles are easier to spot, many issues aren’t as visible from the ground. Less obvious creased shingles or hail damage also compromise the integrity of your roof. If in doubt give us a call and get your roof professionally inspected for free!
Do you inspect roofs for home purchases?
Yes. Pre-purchase inspections are one of our most requested services in Jacksonville, St. Johns and Clay counties. Schedule early in your inspection period so the written report is ready before your deadline.
How much does a roof inspection cost in Jacksonville?
Nothing. Shaka Roofing’s inspections are free, with no obligation. You get a written report with photos either way, and if work is needed the estimate is itemized so you can compare it.
Do you do 4-point or wind mitigation inspections for insurance?
Those are insurance forms completed by an inspector your insurer accepts, usually a licensed home inspector, engineer, architect or general contractor. Our free inspection is a licensed roofing contractor’s condition report with photos, which is often what Florida’s 15-year rule calls for, and after one of our re-roofs we provide the permit records and photos a wind mitigation inspector needs. Ask your agent which form they require and we’ll point you in the right direction.
Will you walk on my roof?
Yes, wherever it is safe for the roof and for us. Tile and very steep roofs are inspected carefully from the edges and with aerial photos so the inspection doesn’t create damage, and we always check the attic side when we can get in.
How long does a roof inspection take?
Most take under an hour on site, longer for large or complex roofs. We photograph everything as we go so the written report matches what we saw.

Check Out Our 5-Star Reviews!
“We found some mild damage to our roof and decided to bite the bullet and get a new one since ours was 20 years old. I called several roofers who looked up the square footage of our home online and provided a quote, but Sean with Shaka actually took the time out to meet me, look at the damage to my roof, explain the materials they use as well as warranties and really pitch his great company. They were able to finish the re roof in a day, and it looks amazing. Thank you so much, Shaka Roofing!”
Justin K. “Your search is over. Just go ahead and hire Shaka!
My wife and I just bought a home and noticed our detached laundry room ceiling had been leaking along with some spots above our kitchen cabinets. David and Sean came out and immediately (seriously immediately) found the problems. They found some extensive wood rot above the laundry room and some wrinkles in the flat roof above the kitchen. David and the crew were able to fix the rotted beams, replace the roof and damaged drywall in the laundry room as well as find and fix the small leaks above our kitchen. They were able to come in under budget and did a great job cleaning up afterwards. Super thankful for David, Sean and the Shaka crew and they will always be my first call! 🤙🏽”
Seth D. “Sean & David are very professional yet sincere. They gave me a fair quote & I decided to have them redo my whole roof. Everything was done well. They were on scene, checking to make sure all went well. They even fixed the ceiling where my leak was...they are a great company and I will recommend them to everyone. Thanks again for a superb job!!! 🤙”
Melissa H. “Super easy to work with. Very professional and was able to knock out my roof repairs very quickly.”
