Reliable Roof Replacement Solutions for Your Home

At Shaka Roofing, we recognize that a well-functioning roof is essential for the safety and comfort of your home. Our professional roof replacement services are designed to provide homeowners with high-quality, durable roofing solutions that enhance both the functionality and aesthetic appeal of your property.

Why Choose Roof Replacement?

  • Aging Roofs: If your roof is over 20 years old, it may be time for a replacement. Aging roofs can lead to leaks, energy inefficiency, and costly repairs.
  • Severe Damage: Storms, heavy winds, and hail can cause significant damage to your roof. If repairs are no longer viable, a complete roof replacement is often the best solution.
  • Increased Property Value: A new roof adds value to your home, making it more appealing to potential buyers and improving curb appeal.

Energy-Efficient Roofing Options

In addition to enhancing your home’s appearance, our energy-efficient roofing solutions can help reduce utility costs. We offer a range of options that improve insulation and reflectivity, ensuring your home stays comfortable year-round. We install GAF asphalt shingle roofs and standing seam metal roofs, and we’ll walk you through which one fits your home and budget.

Built to the Florida Building Code

What a Permitted Roof Replacement Includes in Florida

A roof replacement in Florida is more than new shingles. When a site-built single-family home is re-roofed, state law (Florida Statute 553.844) requires the roof deck to be re-nailed to today’s standard and a secondary water barrier to be installed under the new roof, and the job has to pass the local building department’s inspections. These aren’t upgrades we sell. They are what a legal Jacksonville re-roof includes, and they are a big part of why a new roof behaves so differently from a 20-year-old one in a storm.

Included in every Shaka roof replacement

  • Permit and inspections: We pull the roofing permit with the City of Jacksonville, your beach city, or St. Johns, Clay or Nassau County, and we schedule the in-progress and final inspections.
  • Tear-off to the deck: Old shingles and underlayment come off completely. The Florida Building Code requires removal when a roof is water-damaged or already has two layers, and tearing off is the only way to actually see the decking.
  • Deck repair and re-nailing: Rotted or delaminated plywood is replaced, then the whole deck is re-nailed with ring-shank nails at the spacing the code requires.
  • Sealed roof deck: A self-adhering membrane over the deck seams or the entire deck, so the house stays dry even if a storm takes shingles off.
  • Underlayment, starter, drip edge and flashing: Synthetic underlayment, starter strip at eaves and rakes, new metal drip edge, and new flashing at walls, chimneys and every penetration. We don’t reuse old flashing.
  • The roof covering: GAF architectural shingles or standing seam metal, fastened to the manufacturer’s Florida high-wind specification.
  • Ventilation: Ridge and soffit ventilation balanced for your attic, so the roof runs cooler and the shingles last longer.
  • Cleanup: Magnet sweep of the yard, beds and driveway, debris hauled away, and a final walk-through with you.

Homes close to the ocean may sit inside Florida’s wind-borne debris region, and higher-value homes there can also need roof-to-wall connection upgrades at re-roof when the work fits within the statute’s cost limit. We check what applies to your address before we write the estimate, so nothing surprises you on inspection day.

Roof Replacement Cost in Jacksonville

What Moves the Price of a New Roof

We don’t publish a price per square because no two Jacksonville roofs are the same. Every estimate is for one specific roof, measured on site. These are the factors that move the number, roughly in the order they matter:

  • Size and pitch: Roof area is measured in squares (100 square feet). Steeper roofs take more time, more safety equipment and more waste.
  • Material: Architectural shingles cost the least up front. Standing seam metal and tile cost more and last longer. When it’s a close call we price two options side by side.
  • Complexity: Hips, valleys, dormers, skylights and chimneys all add flashing and labor. A simple gable ranch is the least expensive shape to roof.
  • Decking: Plywood that is rotted or delaminated has to be replaced. We put a per-sheet allowance in the estimate so you know the price before we find it.
  • Code items: Deck re-nailing, the secondary water barrier and, where required, roof-to-wall connectors are part of a legal Florida re-roof and are itemized, not hidden.
  • Layers and access: Multiple old layers, long carries from the street, tight lots and pool enclosures add labor.
  • Permit fees: Set by your city or county and passed through at cost.

Financing through Hearth is available for any size job, and the pre-qualification doesn’t affect your credit score. See roof financing.

Roof Age and Homeowners Insurance

A New Roof and Florida’s 15-Year Rule

Under Florida Statute 627.7011, an insurer may not refuse to issue or renew a homeowner’s policy solely because of roof age when the roof is less than 15 years old. For a roof that is 15 or older, the insurer must let you have the roof inspected first, and may not refuse solely because of age if an authorized inspector finds five or more years of useful life left. Licensed roofing contractors are among the authorized inspectors named in the statute.

In practice, a new roof usually makes a Jacksonville home easier to insure, and a documented inspection can keep an older roof insurable for a while longer. We will give you a straight answer about which situation you are in. What we won’t do is tell you insurance will pay for a replacement: that is between you, your policy and your adjuster, and Florida law limits what a contractor may say about claims. Our job is to document the roof honestly and build the new one right.

Questions & Answers

Frequently Asked Questions

How long does a roof replacement take?

Most residential shingle replacements take 1–2 days. Larger or more complex roofs can take longer, and we tell you the expected timeline in your written estimate before any work starts.

Do you provide a warranty on a new roof?

Yes. Every Shaka Roofing roof installation includes a 10-year workmanship warranty. GAF shingle roofs can also be registered for the GAF Silver Pledge™ limited warranty; see GAF’s warranty terms for coverage details. We explain the coverage at your estimate.

Does my roof need to be replaced, or can it be repaired?

In most cases, leaking roofs do not need to be replaced unless they are really old. Missing, cracked, or broken shingles can be repaired and replaced to stop a leak, while roofs with multiple leaks or widespread issues should be replaced. Our free inspection tells you which one you actually need.

What kinds of roofs do you install?

We install GAF asphalt shingle roofs, metal roofs including standing seam, concrete and clay tile roofs, and flat or low-slope roofing systems for homes and businesses across Jacksonville and Northeast Florida.

Can I finance a new roof?

Yes. We offer financing through Hearth with flexible monthly payment options. You can pre-qualify online in about 60 seconds without affecting your credit score. See our roof financing page for details.

Is the estimate really free?

Yes. Every job starts with a free, no-pressure roof inspection and a written estimate. If you decide to go another direction, no hard feelings.

How much does a roof replacement cost in Jacksonville, FL?

We don’t publish a price per square because no two Jacksonville roofs are the same. The price depends on roof size and pitch, the material you choose, how many hips, valleys and penetrations have to be flashed, how much decking needs replacing, and the code items every Florida re-roof includes. The free inspection ends with a written, itemized estimate, and financing through Hearth is available.

Do I need a permit to replace my roof in Jacksonville?

Yes. A roof replacement requires a building permit and inspections everywhere we work, including the City of Jacksonville, the beach cities and St. Johns, Clay and Nassau counties. We pull the permit under our license and schedule the inspections as part of the job.

What is a secondary water barrier, and do I have to have one?

It is a sealed layer under the roof covering, usually a self-adhering membrane over the deck seams or the whole deck, that keeps water out even if shingles blow off. Florida Statute 553.844 requires one whenever a site-built single-family home is re-roofed, along with re-nailing the deck, so it is part of every replacement we do.

Can you install new shingles over my old roof instead of tearing off?

We tear off every time. The Florida Building Code doesn’t allow a roof-over when the existing roof is water-damaged or already has two layers, and even when it is allowed you can’t inspect or re-nail the deck or install the secondary water barrier through old shingles. Tear-off is how a new roof earns its lifespan.

What time of year is best to replace a roof in Jacksonville?

We replace roofs year-round. Spring and late fall give the driest, mildest working days. Hurricane season runs June 1 through November 30, and summer brings afternoon thunderstorms, so in those months we tear off only what we can dry in the same day. If your roof is already leaking, the best time is now.

Will a new roof lower my homeowners insurance premium?

It can. Florida law (Statute 627.0629) requires insurers to offer discounts for construction features that reduce wind damage, and a new roof built to today’s code often qualifies for more of them. The discounts are documented on a wind mitigation inspection form completed by an inspector your insurer accepts. We provide the permit records and photos of the deck nailing and secondary water barrier that inspector needs.
