Tile Roof Repair in Jacksonville
Tile roofs are a big part of the look of St. Johns County, the Beaches and Jacksonville’s Mediterranean-style neighborhoods, and when they’re cared for they last a very long time. When they leak, the tile itself is rarely the problem: concrete and clay tile sheds water, but it’s the underlayment beneath it that keeps your home dry, and after years of Florida sun and heat that underlayment wears out while the tile above still looks fine.
Tile Repairs We Handle
- Cracked, broken and slipped tiles: Replaced with matching or closely matching tile and re-secured; we try to source discontinued profiles before suggesting alternatives.
- Leak repair: We lift the tile in the affected area, find the failed underlayment or flashing, repair it, and reset the tile.
- Flashing and penetrations: Valleys, walls, chimneys, vents and skylights are where most tile roofs leak. We reflash them properly, not with a bead of sealant.
- Ridge and hip repairs: Loose ridge tiles, failed mortar or foam and missing weep channels are fixed before they let water in.
- Foot-traffic damage: Tile cracked by other trades (satellite, HVAC, painters) is a common call; we repair it and show you how to protect the roof next time.
Most tile repairs are completed in a single visit. Our free inspection photographs the problem and the rest of the roof so you know whether it’s one broken tile or a sign the underlayment has reached the end of its life.

Tile Roof Replacement and Re-Roofs
When the underlayment is failing across the roof, patching stops making sense. There are two ways forward, and we price both when both apply:
- Underlayment replacement (re-roof under existing tile): If your tile is in good shape, we remove it carefully, replace the underlayment and flashing, and reinstall the same tile. You keep the look you have and save the cost of new tile.
- Full tile replacement: When tile is brittle, discontinued or badly broken, we install new concrete or clay tile in the profile and color you choose, over new underlayment and flashing.
- Switching materials: Some homeowners move from tile to standing seam metal or architectural shingles. We’ll talk through weight, HOA rules and cost so the choice is yours.
What Makes Tile Different
- Weight: Tile is heavy; the structure under it was built for it, and any change of material is checked against that.
- Underlayment matters most: The underlayment is the actual waterproofing. We install systems rated for the heat under tile in Florida.
- Walkability: Tile roofs need to be walked correctly. Our crews are trained to work on tile without turning a repair into a dozen new cracks.

Florida High-Wind Tile Installation
How Tile Is Installed in Florida’s Wind Zones
Tile roofs in Jacksonville are installed to the FRSA-TRI Florida High Wind Concrete and Clay Roof Tile Installation Manual (7th Edition), the standard the Florida Building Code references for tile everywhere in the state outside Miami-Dade and Broward. It governs everything under and around the tile you see:
- The underlayment system: Tile is the armor; the underlayment is the waterproofing. We install self-adhered or two-ply underlayment systems rated for the heat under tile, with every lap and penetration sealed.
- Attachment: Tiles are mechanically fastened with screws or nails, set in polyurethane foam adhesive, or both, with the method and pattern chosen for the wind loads at your address. Older mortar-set roofs are brought up to today’s methods when we re-roof them.
- Eaves, hips and ridges: Eave closures and bird stops, metal flashing at every wall and valley, and hip and ridge tiles attached mechanically with weep paths so water that gets under the tile gets back out.
- Weight: Concrete and clay tile weigh several times what asphalt shingles do. Homes built for tile carry it comfortably; putting tile on a house that has never had it requires an engineer to confirm the structure first.
- Walking: Our crews are trained to work on tile without turning one repair into a dozen cracks, and we keep other trades off your roof while we are there.

Tile Roof Underlayment Replacement
The Repair Most Florida Tile Roofs Eventually Need
Concrete and clay tile can last many decades. The underlayment beneath it does not, and in Florida heat it typically needs renewing long before the tile is worn out. The symptoms are leaks at valleys, walls and penetrations while the roof looks perfect from the street, and granules or cracked felt in the gutters.
A re-roof under existing tile works like this: we lift and stack the tile in sections, tear off the old underlayment and flashing, repair any decking, install the new underlayment system and metal, and reset the tile with new fasteners or foam, replacing broken pieces from your stacks or with matching tile. You keep the roof you chose, and the house is sealed again underneath it. If too much tile is cracked or the profile is discontinued, we price a full tile replacement and, where it makes sense, metal or shingle alternatives as well.
What moves the price: roof size and complexity, how much tile can be salvaged, whether the tile is still manufactured, the underlayment system, decking repairs and access around pools and landscaping. The free inspection ends with each option priced in writing.
Tile Roof Care
Tile Roof Maintenance in Jacksonville
- Never pressure-wash tile: It cracks tile, blasts the surface off concrete tile and forces water under the roof. Mold and algae come off with a low-pressure soft wash.
- Keep people off it: Satellite, pool-cage, painting and HVAC crews break more tile than storms do. Ask them to stay on the ground or use walk pads.
- Look after every storm: Slipped or lifted tiles at hips, ridges and eaves are easy to reset early and expensive once the underlayment underneath is exposed.
- Keep valleys and gutters clear: Debris dams in valleys push water sideways under the tile.
- Get a free inspection every year or two: A careful walk by someone who knows how to walk tile catches cracked pieces and failing flashing while they are still a repair.

Questions & Answers
Frequently Asked Questions
Can you repair just a few cracked tiles?
Yes. Cracked, broken or slipped tiles are a common repair, and if the underlayment under them is sound we replace the tiles and re-secure them in one visit. If we find the underlayment failing, we’ll show you photos and explain the options.
Why is my tile roof leaking when the tiles look fine?
Because the tile isn’t the waterproofing. The underlayment beneath it is. Florida heat wears underlayment out over the years, and leaks show up at flashings, valleys and penetrations first. Our inspection pinpoints the source.
Can you reuse my existing tile?
Often, yes. If the tile is in good condition we remove it, replace the underlayment and flashing, and reinstall it. That keeps the look you have at a lower cost than new tile.
Do you work on both concrete and clay tile?
Yes, and we try to match discontinued profiles before recommending a change. For full replacements we’ll bring samples of current concrete and clay options.
Can I switch from tile to metal or shingles?
Usually, subject to the structure and your HOA. We price the options side by side and explain the trade-offs so you can decide.
Is the inspection free?
Yes. Every job starts with a free, no-pressure roof inspection and a written estimate. If you decide to go another direction, no hard feelings.
How much does tile roof repair cost in Jacksonville?
We don’t publish a price per square because no two Jacksonville roofs are the same. A few cracked tiles with sound underlayment is a quick visit; a leak that needs the tile lifted and the underlayment and flashing repaired takes longer; a full underlayment replacement is priced by roof size, salvageable tile and complexity. Every option is written up after the free inspection.
How long does a tile roof last in Florida?
The tile itself can last many decades. The underlayment beneath it wears out much sooner in Florida heat, so most tile roofs need an underlayment replacement at some point in their life while keeping the original tile. Regular inspections tell you where yours is.
Can I pressure-wash my tile roof?
No. Pressure washing cracks tile, strips the surface off concrete tile and drives water under the roof. Use a low-pressure soft wash for algae and mold, and keep foot traffic to a minimum while it is done.
Is clay or concrete tile better for Jacksonville?
Both perform well here when installed to the FRSA-TRI high-wind manual. Clay holds its color longer and is lighter; concrete costs less and comes in more profiles. The underlayment and the installation matter more than the choice between them.
Can you put tile on my house if it has shingles now?
Only after an engineer confirms the structure can carry the extra weight, and after checking your HOA rules. We coordinate the structural review and price the tile roof alongside metal and shingle options so you can decide with the full picture.

Richard V. “Your search is over. Just go ahead and hire Shaka!
My wife and I just bought a home and noticed our detached laundry room ceiling had been leaking along with some spots above our kitchen cabinets. David and Sean came out and immediately (seriously immediately) found the problems. They found some extensive wood rot above the laundry room and some wrinkles in the flat roof above the kitchen. David and the crew were able to fix the rotted beams, replace the roof and damaged drywall in the laundry room as well as find and fix the small leaks above our kitchen. They were able to come in under budget and did a great job cleaning up afterwards. Super thankful for David, Sean and the Shaka crew and they will always be my first call! 🤙🏽”
Seth D. “Helped with a minor repair after Hurricane Helene.”
